Start and end

Offices

Start of contract and use: 12:00 noon
Operator’s notice period: 6 months to the end of each month, except December
User’s notice period: 3 months to the end of each month, except December
End of contract: 8:00 p.m. on the last day of a month, after the end of the notice period

Terms of payment: At the start of the contract within one month pro rata (30 days/month), payable in advance at the start of the rental period or on the 1st of the month. The price is subject to statutory VAT at the current rate.

Co-Working

Start of use: during the booking period from Monday to Friday, 07:00 to 19:00. Public holidays are excluded.
Terms of payment: Invoice. Payable within 30 days.

Meeting room

Start of use: during the booking period.
Terms of payment: Invoice. Payable within 30 days.

General Services Included with Office Bookings

The following services are included in the monthly usage fee:

  • Exclusive use of the booked office, including any furnishings as per the respective setup.

  • Internet access via LAN/Wi-Fi within the shared network. A guest Wi-Fi is available for visitors.

  • All utilities such as heating, ventilation, cooling, water, and electricity.

  • Daily cleaning of common areas as needed. Window cleaning (inside and outside) and cleaning of the slat blinds is carried out at least every two years.

  • Electronic access control system via smartphone app for all authorized areas.

  • Company name displayed on the information screen at the kuia-office entrance and on the office door.

  • Preferential rates of 20% for office users when booking meeting rooms.

  • Access to the user portal (www.kuia-office.ch) via personal login credentials.

  • Mail delivery by Swiss Post to your personal mailbox or post office box. For P.O. boxes, mail is picked up at the same time as it is delivered. Deliveries by third parties are only possible during office hours.

Specific Services for the Baar and Steinhausen Locations

  • The office usage fee includes weekly cleaning and the number of workstations as specified in the offer. The office will be furnished with the ordered number of workstations. If the maximum number of workstations is not used, there is no entitlement to a reduction in the usage fee. Any additional furnishing requests will incur a fee. A furnished workstation includes: electrically height-adjustable desk, office chair, and storage options.

  • Shared use of common areas such as lounge, meeting zones, mail and printer area, cafeteria, tea kitchen, phone booths, restrooms, elevator, stairwell, and a shower on the ground floor.

  • Multifunction devices available. Printing, copying, and scanning are included – fair use policy applies.

  • Use of the water dispenser and coffee machine is also included in the flat-rate fee.

Parking

  • If a user at the Baar location books a parking space in the underground garage, an appropriate parking space will be assigned by the operator. In justified cases, the operator reserves the right to reassign the parking space with 30 days’ notice. Justified cases may include: the need for a privileged space for persons with limited mobility, or the need for a charging station for electric vehicles. At the Steinhausen location, the same parking regulations for outdoor spaces apply to the underground garage, as per paragraph 2.

  • If the user books an outdoor parking permit, parking is allowed within the designated area. There are no fixed parking spots. As part of the pool system, more parking permits are issued than actual spaces available. Therefore, a parking permit does not guarantee the availability of a parking spot at all times.
