Start and end

Offices

Start of contract and use: 12:00 noon
Operator’s notice period: 6 months to the end of each month, except December
User’s notice period: 3 months to the end of each month, except December
End of contract: 8:00 p.m. on the last day of a month, after the end of the notice period

Terms of payment: At the start of the contract within one month pro rata (30 days/month), payable in advance at the start of the rental period or on the 1st of the month. The price is subject to statutory VAT at the current rate.

Co-Working

Start of use: during the booking period from Monday to Friday, 07:00 to 19:00. Public holidays are excluded.
Terms of payment: Invoice. Payable within 30 days.

Meeting room

Start of use: during the booking period.
Terms of payment: Invoice. Payable within 30 days.

Services for office bookings

The following services are included in the monthly usage fee:

1. exclusive use of the booked office including furniture.

2. use of any booked outdoor parking permits and/or parking spaces in the parking garage.

3 The usage fee for an office includes the maximum number of workstations provided in accordance with the offer. The office is furnished with the number of workstations ordered. If the maximum number of workstations is not used, there is no entitlement to a reduction in the usage fee. The cost of subsequent furnishing is subject to a charge. A furnished workstation includes Electrically height-adjustable office desk, office chair and storage facilities.

4. shared use of general zones such as lounge, meeting zones, mail and printer zone, cafeteria, tea kitchen, telephone boxes, WC facilities, elevator, stairwell, shower on the first floor

5. internet access LAN/WLAN in the shared network. A guest WLAN is available for visitors.

6. all ancillary costs for heating, ventilation, cooling, water, electricity.

7. weekly cleaning of the booked officer rooms, cleaning of the general zones as required. Annual cleaning of windows inside and outside and slatted blinds.

8. multifunctional devices available. Printing, copying and scanning possible – fair use.

9. the use of the water dispenser and the coffee machine is free of charge.

10. electronic locking system via smartphone app to all authorized premises.

11. lettering on the info screen in the entrance area of the .kuia.office. and on the office entrance door.

12. preferential conditions for Office users when booking meeting rooms.

13. access to the user area (www.kuia-office.ch) via personal logins.

14. postal delivery by Swiss Post to your own post box at the “Post- Druckerzone” in the .kuia.office. Postal collection takes place at the same time as delivery.

15. postal delivery by third parties is only possible during office hours. Delivery location in the .kuia.office. There are no outside letterboxes available.

Parking lot

1. if the user books a parking space in the parking garage at the Baar location, the operator will allocate him a corresponding parking space. In justified cases, the operator has the right to allocate the user a different parking space with 30 days’ notice. Justified cases may be: Need for a parking space in a privileged location for people with walking disabilities, need for a parking space for charging electric vehicles.
At the Steinhausen site, the provisions for outdoor parking permits also apply to the indoor car park, in accordance with para. 2.

2. if the user books an outdoor parking permit, parking is possible within the area in a designated space. There are no permanently allocated parking spaces. As more parking cards are issued within the pool system than there are actually parking spaces available, the user does not acquire any entitlement to the availability of a free parking space at any time with the parking authorization.
